The Planning and Zoning department works with City decision-makers to develop goals, objectives and implementation strategies to guide future municipal activities with respect to virtually all functions of City government. This involves updating the City of Wamego Comprehensive Community Plan, and providing various master plans specific to particular areas of concern, such as electric distribution or stormwater management. The Department also manages the tools for implementing planning strategies, such as the Zoning Ordinance and Subdivision Regulations, assists with development and review of the capital improvements program, and coordinates with other jurisdictions on developing plans having a more regional focus, such as the U.S. Highway 24 Corridor Management Plan.
The Zoning Ordinance regulates the use, lot orientation and height of buildings and structures within the City of Wamego and surrounding Extraterritorial Zoning Jurisdiction (EZJ). It also provides standards for parking, signage, landscaping, stormwater management and flood zone development. The Subdivision Regulations establish standards for creating new lots and additions to the City, including minimum lot sizes, street widths, utilities easements, and public infrastructure. These are also applied to the City of Wamego and surrounding EZJ.
Zoning enforcement is provided through site plan review, conducted as part of the building permit process. Review of subdivision plats for conformity with the Wamego Subdivision Regulations is also conducted by this department, as is investigation of suspected zoning violations.
